Our Service For Tenants

Even while you are renting, C&R Property Management understand that it’s important that you feel comfortable in the place that you call home. We’ll take complete care of you, and the property, throughout your tenancy, making the whole process easy.

LOOKING FOR A PROPERTY

At C&R Property Management, we can help you find a place to call ‘home’, whether you’re looking for a short, or longer term rental.
We’ll listen to you and guide you through the application process. It’s a good idea to have some written references available, consider move in cost and make sure you have this money aside, as it's due before you move into a new rental.

The usual scenario is 1 week’s rent in advance and 4 week’s bond, although in some special circumstances the owners may allow 3 weeks bond. We will be able to advise you on the specifics for any property you are interested in.

MOVING IN

Once you’ve found the right place, we’ll help you to get in and settled, taking care of the Tenancy Agreement and helping you with all the right documentation.

We’ll make sure a full initial inspection of the property is done, with any wear and tear or damage already noted before your tenancy starts. You will receive a copy of this report for your records, which helps to ensure you receive your bond back when you come to move out.

The C&R Property Management team will take care of lodging your bond and any other dealings you may need to have with the Tenancy Tribunal. We’re also well versed in tenants' rights, so can provide advice or advocacy, as needed..

YOUR TENANCY

Even after you’re settled in, we’re here to ensure that your tenancy goes smoothly and happily; on call to tackle any maintenance issues and offer advice as needed.

It’s our responsibility to monitor the care of the property that you are renting throughout your tenancy. As well as regular quarterly inspections, we will also do maintenance visits throughout the year, to assess any issues that might arise.

At either of these visits, you can mention maintenance tasks that you’ve noticed that need doing, or alert us to fixtures that are no longer working. The C&R Property Management team have a network of tradespeople that we can call on, and it’s our job to co-ordinate any repairs or maintenance, so that your stay at the property remains enjoyable.

Sometimes breakdowns don’t fall conveniently on an inspection time, so you can contact us any time with issues or queries. We even have a 24/7 emergency number, so you’ll never be left long without someone dealing to your needs

MOVING ON

There can be lots to consider at moving time. C&R Property Management can help you find your next rental and easily square away all the documentation of the current one when you move.

Whether you’re on a fixed term or periodic tenancy, it’s important to follow the correct process in terms of notice periods, so you are not liable for rent beyond your stay at the property. When you have given notice, please be understanding around letting us access the property with prospective tenants for viewings. We will always advise you of these in advance and be there with anyone who visits your home.

After you have removed all your belongings and done the final cleaning, there will be a full property inspection to assess the property. As long as the property is agreed to be in the same good condition as when you moved in, aside from expected wear and tear, you will be able to access your full bond refund. Your C&R Property Manager will file the documentation to enable your bond to be returned as quickly as possible.

It is at this stage that you also need to hand back any keys and remotes, but there are some other helpful reminders, for this time, below:

Make sure that you cancel all automatic payments

Transfer your utilities to your new address, so that you have phone, power etc ready and are not paying for it at an address you have vacated

Redirect your mail, or notify people and organizations that send you physical mail of your new address.
